For this visual inspection of a home, we’ll evaluate the property’s visible and readily accessible areas. In less than 24 hours after the inspection has been performed, you’ll be sent a detailed digital inspection report that will thoroughly summarize our findings.
We inspect the following areas of a home:
- Roofing System
- Foundation & Crawl Spaces
- Exterior (doors, windows, siding)
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Attic, Insulation, & Ventilation
- Grading & Drainage
- Plumbing System
- HVAC Systems
- Electrical System
- Built-in Appliances
Different homes call for different approaches to the inspection process, and we use specialized tools of the trade whenever necessary—at no extra cost to you!
This may include any combination of the following: thermal imaging, aerial drone photography, moisture meter readings, carbon monoxide detection, and gas leak detection.
Additional Inspection Services
We can inspect your home before you put it on the market to help you maximize the chances of your asking price being met—while also helping you avoid stalled or broken negotiations due to miscommunications with prospective buyers. We’ll thoroughly evaluate the condition of the entire property, explaining any defects that we find so that you have the knowledge to make necessary repairs and to keep buyers honestly informed.
More often than not, a home inspection will reveal at least one defective component that will need to be repaired or replaced in order for the home to be considered in good condition. If the seller of the property agrees to have the issue addressed before a transaction is finalized, you can bring us in to perform a Re-Inspection to ensure that the defect has been repaired or replaced as promised.
When you’re buying or selling a home with a well you want to have current information about the well’s static level and recovery rate, we can help you with that. We use an electronic sensor, that can tell how much water you have in the reservoir. Following a pump-down test, we can determine how quickly the well recovers. Some have a low recovery rate, to begin with, while others can become slower over time. Our flow test will help determine if you need to drill a new well or deepen the existing well.
For this inspection service, we’ll arrive on-site to perform a comprehensive inspection of a home’s septic system. We’ll investigate each readily accessible component for potential defects that could affect the performance of the septic system—while also checking to see if the septic tank should be pumped before you commit to final real estate transaction.
This inspection service is necessary to schedule if your prospective home includes wood-burning appliances. As certified WETT Technicians, we’ll thoroughly evaluate any fireplaces, wood stoves, or other wood-burning appliances in the home to ensure that the feature is built safely and is in good, operable condition.
Indoor Air Testing
It’s always reassuring to know that the air quality in your home is safe, and this inspection service will give you that peace of mind before you commit to a real estate transaction. Air samples will be collected to be tested for harmful contaminants such as molds, VOCs, and various allergens that could be problematic for your health.
If you’re thinking about investing in an older home, it’s always a good idea to have the property tested for building materials that contain asbestos so that the necessary steps can be taken for removal. Asbestos is well-documented for causing serious respiratory conditions, which is why the material is used for very few applications in the present day. For this inspection service, we’ll comprehensively evaluate the home’s readily accessible areas for any evidence of asbestos-containing products.
Before you invest in a home, you’ll want to try to catch make issues that could prove expensive to fix—and in the case of mold—issues that are also bad for your health. For this inspection service, we’ll thoroughly evaluate a home for evidence of mold, testing mold samples as necessary to identify the specific strain so that the necessary action for removal can be taken.
